The cost to use a Buyer’s Agent was approximately $28k for a property between $1.1mill and 1.5mill.   It sounds a lot but he negotiated the sale price down by the nearly the same amount.  Of course it doesn’t always work out that way.

This particular BA really had his ear out for all strata schemes in his area and noted every good or bad aspect, and changes over the years.  The real estate world is full of gossip, so all real estate agents know the good and bad strata management companies.  They don’t necessarily pass that info on to a buyer because it may lose them a sale.

Although my BA already knew of the reputation of this strata management company he still got all the minutes and analysed the information.  He warned me that because of the financial situation a levy rise would be in the works pretty soon, and he was correct.  But that’s ok with me because I’m all for taking care of repairs and problems before they get too big to handle.
