      We’ve just received our AGM notice and one of the motions is for a special levy of $350,000 for roofing repairs. There are  quotes from four roofing companies to replace all terracotta roof tiles, gutters, down pipes and soffits on four villas of our 16 villas.  One of the many documents for this motion is an engineer’s report stating  there are some structural inadequacies in the cantilevered section (the front verandas) of these four villas.

      The same engineering company was asked to coordinate the tender process and reading over the document  I’ve noticed that the scope of works on the tender document wasn’t just to fix the deflection in the cantilevered section. The scope  of the tender document includes replacing all terracotta roof tiles, gutters, down pipes, eaves, fascias and adding sarking on these four villas.

      Our complex is in Sydney and all our 16 villas are 45 years old and they all have very similar roofs. I feel that the scope should have been for repairs to these roofs and not for totally new roofs, gutters, etc for only four of our 16 villas.  Am I wrong and what can I do about this motion at our AGM?
