      Hi all, sorry for the basic question. Our strata hasn’t been well run but we are attempting to get it back on track.

      We have a member of our strata who wishes to add a roller awning. We understand that we require an EGM. Our Secretary has been told that we can just vote on a simple version of the request (below) and then worry about the by-law and all the details later “possibly at the AGM”;

      4 .”Doorway shutter unit 8

      That the application by the owner unit 8 to fit an external shutter to the main bedroom-balcony doorway be considered and approval voted on.”

      I know that we have 2 years to register a by-law that’s not the issue I’m concerned about it’s the process generally.

      It makes no sense to me but is this legal/good practice?

        If you don’t think this is going to ruin the look of the building, ask for a legally binding letter that states the installation is subject to approval at the next General Meeting, that the lot owners agrees to its ongoing maintenance and will remove the shutter immediately if the general meeting rejects the application for whatever reason.  If the lot owner is reluctant to comply with this temporary arrangement, just say no.
