      Hi,

      I was wondering if someone could help me with a question about an internal laundry.

      We’re looking at buying our first unit, in Sydney.

      We really like one but the shared laundry is pretty scungy.

      The kitchen is quite large so we were wondering if we could install one. I lived in Europe for years so this is quite normal to me.

      So I’m wondering:

      We would need a plumber to look at the individual unit but does anyone know of any common problems that arise doing this kind of thing?

      Are we likely to need permission to do this?

        I assume you’re proposing to install a washing machine and possibly a clothes dryer within the existing kitchen of the Unit that you are proposing to purchase.

        If that’s the case, and as those works will likely require the placement of waterproofing material on the existing floor (below the washing machine in accordance with Building Codes) and will certainly involve alterations to the services of the Unit, and specifically to the electricity, water supply, and drainage, then YES you will need to seek and obtain the prior written consent of the Owners Corporation (O/C).

        If your proposed works will involve physical changes, alterations, or additions to the Common Property (e.g. the floor) the those will need to be considered at a General Meeting of the O/C and be agreed to by ≥75% of those in attendance, and otherwise, you will need to provide the O/C with written notice of your intentions (e.g. to only make plumbing/drainage alterations) a minimum 14 days in advance whereupon the O/C may impose conditions that are usually limited to the use (by you) of licensed tradespeople and to the interruption of services to others (e.g. neighbours).

        As you’re still contemplating your purchase, why not contact the Strata Manager and/or the Executive Committee Secretary on a formal basis and seek their advice and if possible an agreement in principle to your proposed works; you never know, an existing Owner may have already made a similar installation?

          Thanks for the info. Yes I think that will be our next port of call. Trying to get strata details out of agent who’s trying to convince us it will be fine. 

          Trouble is Sydney property market is so ridiculously competitive right now you really have to move fast!

            Well if your agent is so confident he will have no problem you putting a condition into the sale contract similiar to what Whale suggested.

            This would enable you to go ahead with the purchase provided you are granted permission to install the laundary and then all the onus is on the agent to deliver.

              Adding a quality washer dryer in the kitchen is similar to adding a dishwasher.  There is no need to waterproof, however, it is to be noted that you won’t have a laundry trough.  If you keep the sink clean and free of grease, it would be easy enough to use the sink as a laundry trough.

              I have designed many kitchens with a washer dryer in.  The quality units (usually European) are almost silent, and they do not emit much heat in the dryer mode.
