      Howdy pardners!

I judge that our Executive Committee is not maintaining the Common Property adequately and there’s lots of evidence of that.

Each year, the Committee is slightly different but the nucleus stays constant.

They have said in minutes on many occasions they are going to do this and do that, but nothing ever happens. They have suffixed the latest minutes of the Executive Committee meeting, held immediately after the Annual General Meeting, with a broad ‘note’ to the effect that they are going to do some non-specific things. I’ll believe it when I see it.

I know any approach to them or the strata manager to ask for something to be done will be as fruitless as it has been in the past. I will probably not even get an acknowledgement unless I ask for one, let alone a reply.

Should I seek mediation? Should I ask for an immediate adjudication? I’ve read where not maintaining common property is a pretty bad thing for an Executive Committee to do. Or not do.

Our strata’s finances are healthy, in fact, embarrassingly so with 40 or 50 g/s invested somewhere mysterious.

Love the irony of these two recent posts from Juan Durection Wink (below) and Vexatious claims at the CTTTand OFT.

The first could be about the Executive Committee for the second, maybe. One poor lone wolf trying to get The Right Thing done, and a proxy-enabled Executive Committee looking after themselves while not maintaining the common property properly.
