      Hi all,

I need some help! We have a neighbour who lives directly above us. Every night (and some times during the day too) this neighbour will leave his taps running for hours and CONSTANTLY!!! Often there are 2-3 different sources of water are left fully open and running either in the bathroom and/or in the kitchen. This may not sound that bad but it's actually really loud and annoying! To top if off there is also usually a loud water hammer noise when he finally decides it might be a good idea to turn off his taps… At first I thought it was a one off and I could ignore it… but it has been happening for the past year and it's driving me insane as it usually starts around 10pm (just when I'm about to go to sleep surprise, surprise)!!!!  Sometimes it will go on until 12 or sometimes 1-2am!!! At first I thought it was a water leak it was so loud!!! I can't sleep due to the noise from this and as a result feel really sleep deprived during my day at work.

My other concern is around how much this is costing the rest of the tenants within the building from one owner's excessive water usage. I don't think we have individual water meters in my apartment (as I always pay the same rate).

I have let strata know but they say that there isn't anything that can be done (as they have already written a letter to him)… I can't believe that there is nothing further that can be done as this is ridiculous!

      Any ideas guys???

      thanks

This sounds terrible and I personally know how bad this type of noise can be, but it can be stopped I’d reckon.

Have you spoken to the resident to ask what gives and about your concerns? Why this water is running is the obvious question. Are they an owner or tenant and which are you?

Have you mentioned this to the building’s Owners Corporation’s Executive Committee?

You say ‘strata’ wrote to him; who exactly wrote to him and who complained to strata? Is this a problem for other neighbours too?

I recently had a similar problem with water running for hours through pipes in my ceiling and wondered why a tap would be left running. I found it to be a faulty toilet in the apartment above. When the toilet was flushed water would continously run through the toilet and then the pipes in my bathroom ceiling. A simple fix of the toilet valve above and no more water running. Another apartment needed washer changes in their taps. I believe that was causing hammering in my building, not sure how true that info from my plumber is though.

        Cheers,

        CBF
