      Building defect rectification work has been going on in our apartment block for several years. The O/C obtained money from Dept. F/T, but the initial contractor terminated the work without fixing all the problems. 

      The builder, whom above-mentioned contractor sub-contracted,did a good job in part of the building, so the O/C employed him to finish the remaining work following the decision made by the E/C.

      We had the work insured for the whole rectification with the initial contractor. Now we are employing directly this self employed builder.

      Do we need to re-insure for the remaining work being done?

      Your help will be greatly appreciated.

        Not my area of expertise but I would have thought it was the builder who was required to carry the insurance.  However, if you are carrying the insurance yourself, it sounds like a different contract which may require different insurance.  Talk to your insurance provider or broker.

          Thank you for the quick reply. I did not understand why should O/C has to have an insurance for the work had already been insured. What are we insured for.

          The question will be put forward tonight at AGM by one owner (whether we have insurance or not), I just have to be prepared for it.

            Your builder may not be insured because Home Warranty Insurance isn't required for buildings over three storeys high. Tell your strata manager to be ready for that one then hand-pass it to him or her.

              Our builder is insured, he showed us his insurance certificate of currency with public liability and products liability. 

              Anyway, it was more than builder matter with this particular owner. He is opposing everything the rest of the owners' motions. But he got a red face at the meeting. Still the good atmosphere of our community has been spoilt.
