Our Plan’s 75% owner, self appointed Chairman, has recently decided to have the parts of the building exterior and internal common areas partially repainted and has engaged contractors to do the work.
This work was not specifically approved at the last AGM, nor has any subsequent GM or ECM been held to discuss it that I am aware of.
To add insult, the colours he has chosen are ghastly, and clash violently with other parts that are not being painted.
I came home this evening to find these “cheap as chips” painters up on the roof hanging over the sides painting the eaves and gutters with no safety harnesses or fall barriers installed. As this work hasn’t been approved by the OC as such, would this owner be personally liable for any WHS breeches resulting from an accident on site involving these painters?
