      I have two AGMs coming up, a week apart.

      The agenda for one complex has a four part motion regarding the installation of window safety devices. i.e. S. 64A of the Strata Management Act. The agenda for the other meeting doesn’t include this.

      I read on the internet that compliance is not required until March 2018.

      Is this really something that needs to be voted on now; and what windows does it apply to? (We have  villas and townhouses and all windows have locks.)

        As you have stated the compliance date is March 2018 so NO it does not have to be complied with until then, it would be up to the OC when they decide to implement the changes to the windows as long as it’s before the cut off date.

        If you read s31 of Strata Schemes Management Regulation 2010 will outline the criteria as to which windows these new provisions apply to.

          AJP – YES you’re right – the implementation deadline for the installation of window safety devices by Owners Corporations is 13 March 2018.

          A “safety device” must be fitted to any opening window where the sill is closer than 1.7m from the floor of a Lot, and where that floor is greater than 2m above the surface directly outside / below that window.

          The “safety device” when fitted must childproof (e.g. lockable) and limit the maximum window opening to 12.5cm.

          No doubt some enterprising suppliers will come-up with purpose built (or named) devices, but so far as I’m aware conventional window locks that permanently secure a window such that it’s 12.5cm open (rain?) and those externally mounted diamond-pattern safety (insect) screens also comply.
