      I am wondering where I stand, not being on committee and not wanting to do so.  Will try to be brief.

      Shiny new OC doors have been included in a revised multi-page report on windows remedial work.  How to address report had been tossed around by committee and heard some windows hadn’t been included.

      A revised report materialised at owners’ cost.  Owners already up for big $s due to age of building. Meeting was called – report enclosed, with short discussion requested on same.

      Report tabled was earlier one;  no detailed clarification from anyone that anything like new doors in it. I’m concerned at any cosmetic costs to an already about – to – be very costly remedial job.  

      Tricky? Worth going to mediation, with previous cost outlays already beyond what should have been. I’m nervous about a big project getting out of hand and owners getting slugged. Comments much appreciated.

        One of the most common reasons for common property doors being replaced in older buildings is that the old ones have asbestos in them.  

        That would be my first line of inquiry – and I can understand why a committee might decide to keep that quiet while getting on with replacing them.

          Thanks Jimmy. Asbestos in solid – not thick – timber frames around sturdy looking glass? Maybe it’s the glass as well, But the diagram for the new ones are half glass also.  I will ask though!

            Doesn’t sound like asbestos.  Next question – is it safety glass?

            Or cut to the chase: why do we need new doors?

              Solid glass and makes up the bulk of the doors, so too true!  

              Apologies, correction also, that is, the revised report was circulated generally.

              No mention by strata manager of the doors, and I seem to be the only ‘outsider’ noticing!

              Moreover, a couple or three owners are into the spending –  more than quite a few of ‘us’ others.

                More clarity, I think.  Doors mentioned could be OC basement.  Still the same issue though; looks like a cosmetic solution to good old timber ones. It’s not the Taj Mahale.
