    Can anybody advise on the best way to deal with a Strata Manager who is not acting professionally?

    The block is managed by [Named Strata Manager*] and they do not respond to emails, are rude on the phone and do not comply with their obligations under the Strata Mgt Act.

    Any help would be appreciated!

    *While we are happy to share advice on this, this posting named the strata management company concerned. If you would like to deposit say, $1million in a trust account in case they come after me for your defamatory statements, I’ll reinstate the name.  I don’t know how often I have said this on this website – we work on a No Name, No Packdrill basis.  Please respect that.

      Go to a recommended Strata Manager ask them for a quote for manageing your complex.

      Ask your secretary to organise a general meeting to vote on accepting this new SM (or submit at next AGM).

      Simple majourity will remove the offending SM.

          How do I find a decent strata manager in Illawarra?

            Two comments here for jlong and daphne…..

            1) I earlier today posted the name of company called Strata Match whose ad I heard on a Sydney radio station yesterday. I know absolutely nothing about this company, but they appear to provide a service that’s similar to those companies who match / compare private health insurance providers. They list a phone contact on their website, so maybe give them a call in the first instance to see if they provide the type of service that you’re looking for.

            2) Careful about changing strata managers without first reading the termination clause of your Plan’s Agreement with its current provider. As Kiwipaul said you’ll need to resolve to do that at a General Meeting, and that may need to be convened at least 3 months before the desired termination date, as most Agreements require that period of notice to terminate without penalty.

              Just a couple of points.  I met with the people from StrataMatch a couple of weeks ago and they seemed very professional, friendly and pleasant.  The doubts I had were over which strata management companies they were offering as potential clients.  The word I’m getting from the industry is the StrataMatch is great for strata management  companies looking to expand their client base but, because of their fee structure, are less attractive to some of the more established companies.

              However, if they can find you the best strata managers at the best price and, importantly, the right level of service for you, then it’s a good thing. Just make sure whatever contract you sign with whatever strata manager you choose, it has all the performance guarantees and exit options you need.

              And finally, I can’t leave this issue without mentioning our principal Sponsors StrataChoice (see ad at top of page).  They took over our building’s strata management at a very difficult time and have stuck with us through thick and very, very thin. They wouldn’t be sponsors of this website if I didn’t regard them highly.
