      The Gardening section to our strata had been long neglected. Parts dead, dying away and other sections looking like the wild jungles of Borneo.

      The green thumbs in the  building had left long ago, or died, and  the ratio of tenants to owners slipping to the tenanted side. In effect, the gardens were left mostly unmaintained-for years.

      When I look over on the committee, I put in place the beginning of a gardening maintenance scheme.

      The first job was to clear out everything dead and hack and slash away at the overgrowth.

      I got the strata to claim this initial job from the Capital works fund .

      Now looking at what’s left, the next stage is replanting and putting in some retaining walls where there should have been in the first place. Not extravagant or expensive facades but infrastructure that wont see the whole lot die away again.

      The question is are the new plantings and retaining walls improvement to common property and require a resolution at the OC meeting or can I merely put it all under the guise of ongoing maintenance?

      To me it’s maintenance whilst to others it’s unnecessary money spent. They really don’t care that garden was and looked rubbish.

      As far a spending goes, I believe it’s either $200 or $300 times the number of lots that he committee can spend without OC approval?
