I live in a block of over 60 units in NSW. All units have individual underground lock up garages. I believe the block was built in the late 80’s. There is no provision for visitor parking, this has never been an issue as street parking is not a problem.
However, outside some of the elevator entrances there are some small common property areas that have a disabled parking sign painted on floor. No one knows who painted these signs but it’s generally thought some past EC painted these and they are not a legal requirement.
These areas are usually used by any residents experiencing difficulty who need short time parking next to an elevator for unloading items from vehicles etc before parking in their own garage.
This system has worked well for the 15 years I have lived here. Recently new owners moved in and they only have a single car garage but have two cars. One owner displays a disabled driver card on their car and has decided to permanently use the “disable spot” on a full time basis and park their other vehicle in the garage so both cars are in a secured undercover area.
Parking in this area actually means the owner must walk a longer distance to the elevator that provides access to their unit then they would walk if they parked in their garage as the disable spot elevator does not provides access to their unit.
I know various EC members have spoken to them requesting if they need to use the area could they limit it to no more than an hour, but unfortunately all approaches have resulted in very ugly loud unresolved situations. The owner maintains as there is a current sticker displayed on the car, the car is permitted to park there as often and long as they want.
The EC seems to think as they don’t know who painted or designated the spot they can’t do anything about it. I have been very happy living in a strata community but this is developing into an unhappy neighbour against neighbour situation.
Can someone help with correct information or direct me to some place I can get information. Our Strata Manager advises the original plans they have on file do not show any allowance for Visitor or Disabled parking on Common Property
