I recently purchased a 14 year old ground floor unit with a cement walled courtyard. In the courtyard there is a tap, but no drain. This means that when the tap is turned on (or it rains) the courtyard turns into a swimming pool. The neighbours have the same tap but they have a drain, they said the drain has always been there. There is only one step from the courtyard into the unit so I don’t think it would take much for the unit to be flooded. Because of the lack of drainage the courtyard is constantly covered in moss and I believe that it is dangerous. The unit is rented out and I do not want any damage to my tenant or their property. I reported the problem to building management but they replied saying that they had inspected the courtyard and they believe that there is ‘no issue’. Where to from here? Should there legally be a drain? Who is responsible for installing one?
