My roof sustained damage 2 months ago after one of the big storms.  [Water ingress through cracked tiles, causing water to seep into upstairs ceiling in 3 places – damaged ceiling and carpets.] A roofing contractor was sent to quote only.  [Yet a tenant’s similar work was done immediately]  After many e-mails to and from Managing Agent, who is very frustrated over the matter, what can I do to ensure the EC carries out their duties re fixing storm damage.  There is a personality clash between myself and one of the EC which is holding up the work.  Other minor work coming in is getting done.  I am thinking of seeing a strata solicitor to get a letter sent to the EC to treat everyone equally and to ask for the work to be done. Pity that 4 people on the EC will suffer because of 1 person.  Unfortunately he is the only one who has strata knowledge and they rely on him.  Any suggestions?

If you take that route, which seems reasonable, then it could be good to explain personally to the 4 on the EC that your action is not anything personal towards them. Nonetheless, if it turns out that the EC is rapped over the knuckles and told firmly about the OC’s responsibility to repair and maintain common property, then they might learn to be less confident in the one person who seems to have undue influence.
