    My query is how are the electricity accounts for individual units calculated? Are units individually metered or is the one reading of the consumption of electricity divided among the 24 units in our block. Some units have installed air conditioners and I have been asked to ensure that other unit owner, who do not have air conditioners, air not paying increased electricity bills to pay for the air conditioners of the few.

      I’m sure there’s a Strata Plan out there somewhere that doesn’t have electricity metering to individual Lots, but so far as I’m aware the greater majority (if not all) do. There would be a sub-board inside the individual Lots so that the electricity supply to those Lots can be turned-off, and the meters themselves may be centrally located – usually in a dedicated Meter Room or Cubicle. 

      The easiest way to check is to ask your individual owners to have a look at their electricity accounts, where those individually metered will show a numeric reading at the commencement of the billing period (typically 3 months), another at the end of that period, and by difference the electricity consumption for that period in Kwh.

        I doubt that the electricity distributors would be deciding how to divvy up the consumption of whole blocks of units to individual units. If you get a bill, then you are paying for your own metered consumption. The OC pays for common property power.

        Water is different, the OC usually pays for the entire water consumption of the plan, as their is usually only one meter for the property. Although individual units get hit with a “service fee”.
