      We are about to undertake a large waterproofing job in our strata complex, we have the engineers report and quotes from two Strata Remedial Consultancy firms to oversea the works.
      What is the average fee as a % for the Superintendent Role?

        It’s pointless trying to compare quotes line by line.

        Remember you can’t cherry pick lines from one quote and then the other.

        Just take what is provided and look at the total price. You can of course negotiate with each bidder line by line, but tenderers hate that approach .

          I disagree that it’s pointless trying to compare quotes line by line. The purpose of a detailed Scope of Works is to provide a clear framework that ensures all contractors are quoting on the same basis. While line-by-line comparisons can be complex, a well-prepared Scope of Works helps minimize this issue by ensuring all quotes are structured to meet the same specifications.

          A Strata Manager under the SCA Contract of Appointment is able to charge a 5% of project value fee if they “Arrange any major (> $1,000 or 15 minutes) maintenance/repair/replacement of Company Property.” So I would expect a Superintendent role would be at least equal to that.
