Unit is in Sydney.
The OC is replacing all garage doors with an option to have garage door openers installed at owners’ expense. Our garage already has an automatic opener that hasn’t been operational since we bought the unit 6 years ago. So we want to replace the motor. It was there when we bought the unit with no bylaw to cover its existence.
Our strata manager says that we will need a bylaw to clearly outline the responsibilities of any garage door motors that are installed with the new doors. I thought we might be able to treat the motors as minor renovations that can be carried out with the approval of the SC. However, if we do need a bylaw, who would you see as having to pay for it? Should the cost be shared by those wanting a garage door motor installed, or should the OC bear the cost since other owners may want to install one at a later date?
I could not find this topic in the forum, so hope I am not repeating a query.
