      I’m treasurer for a 30yr old 4 lot strata (NSW). We purchased 18months ago, the common property hasnt been maintained (for years or ever!) and we need new gutter, fascias, building painted, handrails painted etc.

      One of the owners is the original developer and blocks everything (has formed an alliance with another owner – long story).

      He has finally agreed the guttering needs replacing and some of the painting but insists everything must be the same dated colours (think lots of pink & apricot) from 30 years ago or a new “tropical” theme he’s dreamed up (we are near the ocean and mould is an issue).

      We managed to get some deck posts replaced but they are now blocking painting of those posts (even the original colour) so the bare timber is degrading slowly by the day.

      To get some of the maintenance going, I’m seriously considering applying for compulsory administration.

      I’m worried though that an administrator will basically do what he wants and keep everything original colours and I’ll be stuck living in the 90’s?

        I don’t think any appointed strata manager is going to get into aesthetics.  They will either just paint like for like or, if they are feeling generous, ask for a majority opinion, so you are back where you started.

        How about getting someone who’s handy with photoshop to take a picture of the block and show it in different combinations of colours?  It might change a few minds.

        A lot of people have little visual imagination and want things to stay as they are because they can’t picture anything else in their mind’s eye.
