My Managing Agent managing my leased apartment placed a work order with the Strata Manager on 23rd October regarding rivets to be removed and locks replaced on windows.  This relates to windows running along a common property side wall.  The builder put the rivets in place for security purposes and then  subsequently went into receivership.  The SM advised on the 8th November that the rivets would be removed and locks replaced.  It is now the 23rd December and the rivets are still in place.  This is a safety issue for my tenants who would not be able to escape should there be smoke or a fire.  The Fire Department has directed that the rivets must to be removed.  Is 2 months a reasonable amount of time for an OH&S work order to be completed?  What happens should it go longer?  The Managing Agent has not received further word even after numerous email to follow ups.

Is there a time frame for answers to Flat Chat questions?

Seriously though, two months is too long especially where health and safety is concerned.

Your managing agent should write to the strata manager and Owners Corporation secretary insisting that the work be done within a certain time frame (seven days?) or they will seek emergency orders at the CTTT forcing them to do it.

The letter should carry a reminder that failure to obey a CTTT order carries possible fines of up to $5,500.
