      This is the final episode of the saga I first posted more than 12 moths ago here

      After conciliation achieved nothing I had to wait for the AGM in August to get my motion voted (sec refuses any attempt at EGM or EC meeting) where it was duly defeated.

      Lodged an adjudication immediately but backup is such that it wasn’t heard until Feb 2015. Strata submitted not one argument against my case and I was awarded the following ruling.

      I hereby order that the BC does the following-
      a) either engage x to carry out the 13 point specification of works in accordance with it’s quotation dated 17 Feb 2015 or in the alternative
      b) engages it’s own suitably qualified building contractor to carry out the same 13 items of work detailed in the quotation.
      The whole within 1 calendar month from the date of this order and at the expense of the BC

      BC committee voted to accept my quote as they couldn’t be bothered to get one of their own even though the Sec believed the price was excessive (I tend to agree because he increased the price of his original quote by 10% but no way was I going to risk any more delay).

      Contractor turned up today and has begun work.

      So the process does work even if it takes a while.
