I am having a slight disagreement with the real estate agent I am renting through about the end date of my lease for a flat in Sydney’s inner west.

My first 6 month lease started on Sat 11.1.14 and I believe it should have finished on Fri 11.7.14 (13 fortnightly payments) – they say it was Thu 10.7.14 (that means the last fortnight was only 13 days!).

The following second lease, also for 6 months, I believe should have started on Sat 12.7.14 to finish on Fri 9.1.15 ( they say Thu 10.7.14 – Wed 7.1.15) ?????

Can anyone clarify how this is determined – if I am paying fortnightly rental payments, that surely means 14 days, so how can the last rent period for my first lease be shortened by 1 day and then the second lease start/finish be advanced by 2 days??

Why should I be double paying and being short changed 2 days on my lease?

Can anyone assist in demystifying this for me? Thanks.

Refer to your tenancy agreement.   It should be in the form shown here:

        https://www.fairtrading.nsw.gov.au/pdfs/tenants_and_home_owners/residential_tenancy_agreement.pdf

That form  makes provision for a start and end date.  Of course 6 months does not exactly match up with a specific number of fortnights, and it varies according to when you took out the lease, and whether there was an extra day in  February for a leap year.

From what you say the agent is wrong, they can’t charge you more than specified in the agreement, nor charge you twice for the same day.  It’s a bit disconcerting that they can’t get these basics right.  Ask to see the principal of the agency, if he/she doesn’t see reason then you could take the matter further for resolution.
