      Hello,

In 2014 the OC raised money to replace the common property bedroom windows. My share was $35k for two windows.  The money has been sitting in the OC account for the past 4 years and they say they need another 2 years and more money.

They are yet to commission a project manager and yes, this building is fraught with problems.  I took my $35k out of my mortgage and I calculated that if I had left it there I would be approximately $6k richer.

Four owners lodged with Fair Trading but the SC refused to mediate.  I take exception to this inefficient use of our money.

Can something be done about this?  Has anyone experienced this kind of issue before?

      Thanks

OK, you have taken the first step and now you can go to NCAT seeking orders to compel the committee to act, sack them, replace them with a strata manager or whatever you and your neighbours deem appropriate.

You are halfway there.  Why stop now? Click here for the form.

You might want to consult a strata lawyer first, though.

Hi, if they say they haven’t enough money yet they must know what the costs are, and you’d assume it was budgeted at least indicatively on the day you voted acceptance of this motion.

Not a lot of folks can afford big hits to the hip pocket and aren’t usually advised to borrow it, so accumulating funds is not unusual.

If you want to revisit it get your own thinking done, then hold a low key meeting to discuss it – probably initially without the committee so you can really feel what folks want, then take it to the committee as a group that’s prepared to EGM it if you have the numbers and don’t want to wait further.
