      A 32 unit strata in NSW.

      The managing agent looking after the strata has recently resigned.  The managing agent firm is appointing another manager on their staff to supervise this Strata.

      This has happened 3 times in the past and the OC just accepted it.  This is after initially asking for a particular manager who subsequently left the firm.

      The firm in question has a large number of managers and yet the newly appointed manager is rather new to their firm and some of our Owners feel we should have a senior strata manager looking after us.

      We have a lot of expensive projects coming up and we have an inexperienced EC at the moment.  Some of the Owners feel we need very experienced managers for their guidance now and into the future to advise the future EC. Some Owners realise we should approach the managing agent for a more experienced manager and if they don’t come to the party, we look elsewhere.

      On the other hand there are Owners who don’t want to be bothered.  We are about 50% tenanted.

      Unfortunately, a large number of Owners don’t know what’s going on or don’t care.

      How would you suggest we proceed.?

      Do we ask the EC to appoint a small committee to interview a few suggested firms and then recommend to the OC at an AGM and/or do we approach the managing agent for a senior strata manager and of course both options.?

      Your suggestions would be appreciated.

        I think you mean Strata Manager, don’t you Felix? Managing agent being a real estate agent.

        Anyhow, ask the Executive Committee to put an item on the agenda for the next Executive Committee Meeting or ask them to hold one especially for the Strata Manager to be put ‘on notice’ to lift their game this should include the appointment of a senior, learned member of their staff to look after your strata… or you might walk.

        Then if it doesn’t work, or even as well, put the same item on the AGM agenda.

        Check your contract with your existing strata manager first.

        See how you go.

          I did mean Strata Manager.

          However i have great difficulty in calling a Firm a Strata Manager and what we call their representative as manager looking after our Strata.

          What do they call them this manager?

            I would suggest talking to whoever is the head of the section that does strata management. Explain the complex projects you have coming up and that you are concerned that you want an experienced manager. 

            It is a common problem. Out OC is not ordinary in various ways and we had an excellent manager with a lot of experience but she moved to another part of the business. We had a run of less that wonderful managers but the latest one is much better. Nonetheless, having a few experienced people on the EC is essential too.
