    As I don’t attend the AGM’s in my strata group, I asked the SM to send me a copy a few days after the meeting and was told they hadn’t been sent yet. Fast fwd 5 mths and still not in receipt of copy so I asked again and was told it would be sent out but four days later still nothing so i asked again. When it didn’t arrive as promised i had to call again and it was sent out next day but only after i said I’d get outside advice. Is it normal for the minutes of agm meetings to take 5 mths to be sent to owners even when though my levies have always been paid on time?  5 mths and three requests seems unfair?

      In the ACT the Act requires general meeting minutes to be mailed out within a week. Where there was a ‘reduced quorum’ there are provisions to overturn decisions within 28 days by a sufficient petition. That could not happen if the minutes were not distributed promptly. I would be surprised if NSW did not have some similar provisions. Quoting the relevant section of the Act might get more movement from the strata manager.

        There is no requirement under NSW legislation to send out minutes within a certain time. My experience has been that they aren’t sent at all, but that is not necessarily the case for all schemes. There is a requirement under the Act that the minutes must be sent with the notice of the next GM, unless they have already been provided.
        Of course minutes are not set in stone until they are confirmed at the next GM, so to that extent they are subject to change.
