      I have recently bought a Unit in a Strata complex in NSW. This is my first time as an owner in a Strata.

      My Unit adjoins the one next door but is approximately one metre lower as they are built on a slope. I have now found that there is moisture coming through the brick wall adjoining our properties (but below their floor level), which became obvious when the paint started to bubble on the wall, and a moisture meter confirms high water content in the bricks. I am assuming this is caused by leaking pipes, either mine or the next-door neighbours, in the wall cavity between the two buildings.

      Could you please advise if this is an individual owner issue to identify the leak and to rectify it, or is it a Strata issue?

        You will need to get professional tests done to identify the source of the leaks, but the moisture is either coming from common property or the adjoining unit, so the owners corp (strata committee) should investigate.

          He Brizzylions, I  agree with Jimmy. As I am new to strata, I don’t have any direct experience but my ex husband had a similar issue in a flat he leases. Tenant complained about the dampness and mould. My ex responded by giving the tenant a rent discount, as he assumed he was responsible. In hindsight he should have got the owners corporation involved by investigating the matter as it could not be the result of anything the landlord or tenant did.
