Good day to you all.
We had an OH&S report done on our strata development of about 60 townhouses that was built in the early 80s in NSW. In the report were issues about external stairs on common property not having hand railings. References to AS/NZS ISO 31000 and BCA Vol 1 D2.17 were included. Further to that, issues about the balustrades in the development not being compliant, but assumes, that they are the ones originally fitted. The width of the top railing is apparently too wide.
Our strata manager is keen to fit some hand railings to these stairs, but I want to make sure it is done properly and is in keeping with the rest of the complex as much as possible and not just rushed through.
Does the addition of hand railings to common property require a resolution at a general meeting?
I’m also trying to find some specification as to the size and shape of the hand railings that would be compliant. Any assistance is greatly appreciated.
