      hi all,i have recently purchased a unit in a block of 12,having never been in a strata scheme before.we have a strata manager,a large company.as far as i know,there is no executive committee.e.g.the secretaries letter box at at the front of the building has been blocked off,and appears to have been like this for some time.there is no notice board in the foyer.we have our AGM in march,and i would like to form an e.c. what do i have to do to properly form an e.c? do i have to inform the s.m. of my intentions before hand?,do i have to inform all the lot owners? or just the ones who bother to turn up at the AGM.i believe there was only four owners out of twelve at the last one.do i just turn up at the AGM and nominate myself for the e.c? any advice would be greatly appreciated. i have talked to some of the owner occupiers in the building about this and most of them didn`t have a clue as to what i was talking about.they don`t seem to have any idea of the concepts of the o.c,the e.c or their rights and responsibilities in a strata scheme.many of them from non english speaking backgrounds.probably half the units have renters in them as far as i can tell.

      I am happy for the s.m to continue to perform all the duties they do at the moment,but they have been slow to act on a couple of issues recently.probably because there isn`t an e.c pushing them to act promptly.i think they are happy with not having an e.c. here as it`s less hassle for them.all help and advice greatly appreciated,thanks.david.

        Hi DavidJohn

        Just before your AGM  you will be sent an agenda.  One of the items on the agenda should say Executive  Committee.  At the AGM when it gets to this item, people can be nominated for the EC.  Or you can put your hand up and nominate yourself.

        If you do go on your EC read up as much as you can about your own strata (eg by laws) info from the Department of Fair Trade, and especially this forum.  Educate yourself as much as you can.  And then, when you think you have learned alot, sit back and marvel as  you find out something (usually on flat chat) that you didn't know ,just like many of us do!

        Good on you for finding out about EC's and for wanting to be involved.

          Ask Teys Lawyers for a complete back catalogue of their handy one pager briefing notes on diverse topics. That is a good way to get an idea of what issues come up and how to handle them.
