    I have a blockwork dividing wall to both sides of my balcony to my unit in a block 4 levels high. Left and right of the balcony are the neighbours balconies which I could if look over into if I stood on a chair. Out the front of the balcony is a standard balustrade and then fresh air and a drop down to the car park below.

    My side walls, have over 7 years since the place was built, become grubby and the render has cracks so I asked the committee to repair and paint them so that they did not detract from the building generally and my unit specifically. The strata manager told me that I owned them and they were not common property.

    Hang on a minute – they are on the outside of the building how can that be?

    If that’s the case I could chose to paint them in NSW colours (It’s in Brisbane). This is simply counter intuitive because they adjoin the outside walls of the building generally. So can anyone offer advice here.

    Who should maintain them? I have a picture of this situation but Im unclear about how to post it – or if I can do so on this site.

      Check the strata plan to ascertain whether the wall is or isn’t common property.

      If it is, write to the strata manager asking for immediate repairs and painting.

      If it isn’t, despite the fact that sky blue is a calming colour (everywhere else in Australia) check your by-laws and how they relate to the outward appearance of your lot – there may well be restrictions on what you can and can’t do.
