      I recently bought an apartment which came with a parking space in the basement garage and a storage cage. The problem is that my storage cage is located in the parking space, and offers only a really narrow gap for my car to get in, as there is a pole on the other side. As the car space and the cage are technically 'mine' can I just unscrew the cage and leave it lying at the end of my parking space against the wall (out of everyone's way)?

      Alternatively, what would be my chances of getting my car space swapped to one of the designated 'visitor' spaces which have much better access than I do?

      I also would like to know if what the developers have done is legal, given that the strata plan documents my space as 13m2, when if you use the actual measurements and subtract the space occupied by the storage cage, it is more like 11.2 (making it the smallest space in the carpark).

        Is the storage cage shown on the strata plan, or does it just show a car space?  Either way you could apply to your Managing Agent or Executive Committee for their sanctioning its removal in the way you propose.

        Getting a swap with a visitor space requires a lot of hassle which I don't think is worthwhile, and it would be subject to a special resolution at a general meeting which may well be rejected by the other owners.

        Without knowing exactly what the strata plan shows, it's impossible to answer whether the developers did something which is legal.
