    Hi

    Can anyone recommend a Strata Manager in the Newcastle NSW area?  One of the owners at the age of 71 is contemplating climbing onto the roof of our villa complex to clean out the gutters; does the component of our levies being paid for “gardening” not cover that service? 

    I’d appreciate some help, thanks.

      Don’t know anything about Strata Managers in the Newcastle area.

      Gardening services do not usually include cleaning out the roof gutters, but check the scope of work in the contract.

      If your villas are one storey, it’s not impossible for an owner or owners to get up on a ladder (not the roof) and clean them out. Just like a house.

      But if I were 71, I don’t think I’d be doing it.

      And I don’t think I’d be doing everyone’s gutters for free.

      Get a contractor.

        WinkIf you are looking for a strata manager who is a member of Strata Community Australia (NSW) you could look at their website https://nsw.stratacommunity.org.au and go to “Strata Directory” to search.

        I recommend that the Executive Committee also conduct at least three reference checks and have three quotes before proceeding. You should also ask who the strata manager will be managing your strata plan and their experience and qualifications. It is strongly recommended that your strata manager be a NSW Fair Trading licensed strata manager, you can check on line at www.fairtrading.nsw.gov.au

         

        If the strata management company also provides a service where all owners could access their levy ledger and the strata accounts on line this would be a added bonus.
