      Hi everyone

      I have been trying to find my way around the Reform of the Home Building Act 1989 especially in respect of the the changes to the warranty periods.

      Our complex consists of a total of 64 apartments spead between 3 seperate buildings.

      Building work probably commenced in 2006/7 so am I correct in assuming that we would still enjoy a 7 year warranty on all defects?

      I am having trouble ascertaing what the actual warranty expiry date would be and a copy of the building contract is not available.

      My Occupation Certificate shows a number of dates so can anyone identify which of these dates would be the warranty start date

      Development consents no. ….. and date of determination ……..

      or

      Construction Certificate No. …. and Date of issue …..

      or

      Date of receipt …….

      or

      Date of determination …..

      or

      Final Certificate which names the Principal Certifying Authority

      Name of the signing Officer

      Accreditation No.

      Signature and date below

       

      Do any of these dates have any bearing on the warranty period.

      Any help would be greatly appreciated.

        I believe it is from the date the occupation certificate is issued, which would be the final certificate in your list.

          Thanks scotlandx and I too believe your right. However I am going to do some further research and if I get a definite answer will add it to this post.
