      Hi All,

      First time renter here! Just looking for a bit of advice on how I can submit the perfect rental covering letting to give me the best chance!

      I am not sure if I should mention that I haven’t rented in the past?

      Any tips, advice, tweaks would be so very appreciated! 🙂

      To Whom it may Concern,

       

      My name is JOHN DOE and I am writing to you as I am very interested in renting the unit that is available at 123 STREET AUS. I am attaching this letter to help you learn a bit more about me.

       

      I was particularly drawn to this unit because of the nearby amenities, brightness of the space and close proximity to my employer.

       

      I am currently in Perth, Western Australia however am moving over to Brisbane in the coming weeks as I have been offered a great opportunity at my workplace to transfer cities. I have been working in the Commercial Real Estate Industry for the past 2.5 years and consider my employment secure. I am currently employed a Full Time Sales Manager with ABCEDEF COMPANY.

       

      In my spare time I enjoy digital art, reading and keeping fit an healthy at the gym or on a hike. Although I do enjoy socialising, I do like my home to be a peaceful environment.

       

      I am a quiet and friendly individual and am looking for a place I can call home for the foreseeable future. If you are looking for a hassle free life as a landlord, I do believe I am the perfect tenant!

        Being a former landlord, I would find your letter amusing.
        whilst you try and inject some personality into the process, the sad reality is that the landlord/ letting agent is concerned whether you can pay and whether you will keep the place in good repair.

        For me there are a couple of red flags

        You’re  moving across the country. Will you hate Brisbane and want to moveback home.

        Never rented before. Lack of rental references. You’ll need to supply some really credible references to support you’re a good guy.

        Starting a new job. Will it work out or not and then you can’t pay your rent.

        I believe you’re a credible prospective tenant, but you need to overcome the above red flags.

        Dont try and set up a rental remotely. You’ll have more success by landing in Brisbane, renting short term accomodation (hostel, boarding house) and start looking from there.

        Just my view. Others may advise differently.
