      I own a townhouse in Sydney and the tenants have notified the managing agent the AC does not work. 

      The managing agent sent out a tradie to quote a repair. Tradie says it can’t be fixed and need to replace the whole unit. The AC is probably about 10 years old. 

      My question is – do I have to replace the AC unit for the tenants?

        Yes.  The tenants rented a property with an air conditioning unit, so that is what you have to provide.

          either replace or give tenants a reduction in rent for reduced amenities.

            You could also send a tradesman of your choosing to repair it. Don’t tell that tradesman that another tradesman wants to replace it. If AC  is on the lease then you have the obligation to see that it works. That means repair or replacement. Or as Cosmo suggests, a rent reduction.
