My agent sent two rent inspection notices for two separate dates less than two weeks apart. When I enquired whether both were necessary I was told the first date was the correct date. I then had a phone call two days prior saying it would need to be rescheduled as the owner couldn't make it. Then on the date that was on the second notice I had received I got a phone call asking what time they could come for the inspection. I explained that it had been cancelled so we agreed on a date to do the inspection. After waiting half an hour for the agent to turn up on this day I called the agency and was told the person had called in sick so it would have to be rescheduled yet again (I guess it was laryngitis since they didn't bother to call me to let me know!). I guess my question is, do these cancelled inspections count in the 4 per year that are allowed or are they allowed to reschedule as often as they like? I don't get paid if I'm not at work and there is no way I'm letting an agent do an inspection if I'm not there. I also spent a lot of time tidying before both cancelled inspections!
In a separate issue, the agent keeps scheduling fire alarm inspections. We had 4 in less than a year and when they called to arrange a 5th visit, this time to supposedly replace a faulty unit that had worked fine when tested on the 4th visit less than a week prior, I said this was unreasonable and questioned whether the owner was happy paying for all these inspections. The agent's response was that it was classed as maintenance and they could enter the property as often as they like with 2 days notice for maintenance. Funnily enough no one ever came to replace the supposedly faulty alarm after I questioned them. Is there a scam going on? How often is reasonable for a fire alarm inspection?
