I am the owner/occupier in a 2 lot strata duplex. The other owner also occupies her apartment. The duplex is an old building with regular maintenance required. We pay quarterly levies and manage the maintenance and expenses between ourselves with regular amicable discussions. We (by agreement) pay (and document) special levies paid as required. This has only happened twice.
My concerns are twofold:
* we don’t (by agreement) have a sinking fund. Could this be an issue if either of us decide to sell?
* we keep minutes/records of all discussions/quotes/agreements. Is this sufficient?
I’d love to see a comprehensive summary of the differences in managing duplex stratas vs larger stratas!
