Strata bullies – some strategies

Hi All, i recently purchased a 1 bedrm unit in an old walkup apartment (built 1970) and upon collecting my keys, i made my first inspection of my place and came across a tenant of the building. He introduced himself as thr caretaker (which found out hes not) and wAs rather forceful with his opinions on whether certain works in my unit could or could not be done. Basically he didnt want anything done so to not disturb the peace. 

As my toilet was rather dated and u wanted an aircon unit, i went ahead to get EC and strata approval at the AGM the following week, which i later found out he had tried to mislead all residents of the building that it was cancelled because he hates the strata company and the manager by pasting notices in the building that it was cancelled. Fortunately i am not living there at the moment and went for the meeting as planned. Others who turned up warned about his antics and were also pissed as some drove 2hrs down to the city for the AGM. Apparently he has many personal agendas and seem to want to control matters in the building. 

And so i went ahead with renovations and pasted a notice at the notice board to inform residents (not a personal note in each mailbox) of the period and works to be done. And so yesterday when the aircon unit was installed (involved some drillling through the walls as its a split 2unit), understood from the contractor some residents complained but the contractor tried to moderAte the installation done. 

And today when i went to my unit to check in things, i saw that some words were written on my notice that i pasted as well on my door but most if the scribblings were torn off by ny contractor, which he said were some nasty words by the so Called caretaker. 

I am now sick in the stomach thinking this is the kind of person i have to deal with now that he’s unhappy (but he is unhappy about everything unless he is in control or the EC) and the last thing i want is confrontation etc as i am already tired as hell from work.

I am knee deep in finances for this and start to wonder if i should have bothered renovating. I am considering renting it out and rent another place. 

Whatare your kind advices? So stressed thinking about this. 

My contractor said all works done are within guidelines but its this weird guy.
