    I am wondering if you can help/advise please? I live in Port Macquarie but my two young adult children are renting in Sydney as they are studying/working there. 

    In Jan this year they rented a 2-bedroom unit in Coogee. The unit was advertised for rental @ $550/wk but, because they had already missed out on other units they had applied for, they offered to pay $570/week and were able to secure the property. When viewing the unit the managing agent told them that the owner was intending to replace the (very old) upright stove immediately because the oven wasn't working. He also said that the owner was intending to update the kitchen in the near future. Before signing the lease, they discussed the state of the kitchen (very poor) again with the managing agent and he assured them that the new stove was on its way and that they would soon have a brand new kitchen as well. 

    It is now August and they don't even have the new stove/oven! They have contacted the agent on a number of occasions to ask what the hold-up is and when they can expect it to arrive. At first he said that it would be installed soon and, on one occasion, a tradesman even came and measured the space the current stove occupies. But that was in about March. Since then he has indicated that the owner is being difficult….not his fault you see….the owner's! Now they have basically 'given up' because they feel they are just wasting their time and effort.

    I know they offered/agreed to pay $570/week, but even @ $550/week surely this is a lot to pay for such sub-standard facilities and poor treatment. Is there anything they can do to at least get a working stove for their $570/week?

      There a certain basic things that are supposed to be included in a home when you rent it and a working stove would be one.  I would be asking the agent for a reduction in rent from Day One to compensate for the lack of a stove.  Unless the promise of a new kitchen is in writing, they may have to let those improvements go.

      But before you do anything alse, contact Tenants NSW HERE and get their advice on the best way to proceed.
