      Hi,

      I am looking for some commonsense wording for a “rule” with regard to owners at higher elevations washing down their glass balustrades, and allowing the water to descend on the units below, particularly the units at ground floor level.   The ground floor units can sometimes have their peaceful sunshine ambiance destroyed by a deluge.   However, not all upper floor owners can wash down during a thunderstorm.

        Is it possible to lean over the edge and check that the balconies below are unoccupied before cleaning?  If so, perhaps just an admonishment to please check below before sluicing?

        I recall a Swiss colleague many years ago saying that apartments there had rules about which day of the week was permitted for airing donnas over the balcony. Perhaps there could be certain allotted hours on a certain day of the week when washing is permitted that might drop water below?

          Your upstairs neighbour doesn’t have the right to spray dirty water over your windows and balcony, regardless of how filthy theirs are.  Some prior warning and their best efforts to contain the spray on their property would be a reasonable request. Sluicing water over glass balustrades and windows is like hosing leaves off a path – it’s lazy and wasteful.  A little consideration and some added elbow grease would go a long way.

            I guess the do not do it at all is the most pragmatic solution.

            While the degree of harm may be less for a thrown cigarette butt, or a sluiced bucket of water, the principle is the same.

            Hopefully the doonas do not descend from the balcony.

              Apparently airing donnas is something the Swiss do when it is sunny. Of all the things that could fall from a height and hit me on the head, I suppose a doona would be one of the better things!

                A friend of mine had to spend $20,000 with strata lawyers for an NCAT order to stop a neighbour washing their dog’s faeces and urine off their balcony onto my friend’s courtyard and washing below.

                The managing agent was useless in the situation, maybe because he was included in the exclusive clique that ran the unit complex.
