      I am new to the forum and would like to ask who is responsible for by-law breaches when tenants are moving out? I live in a block of units where one group have been moving out slowly over the last week or so. During this time they have breached multiple by-laws (which is nothing new- they never really abided by them when living here) and I have just come home to find them dumping items all over the common driveway. I have informed our strata manager who simply said that we could contact the leasing agent but since they are going- there is no point. Is this really the case? Can they just do whatever they like and disturb all of the other residents without recourse? Surely we shouldn’t have to ‘suck it up’ and let it be a free for all, just because they are moving out?

        The owner is ultimately responsible for the behaviour of the tenants. Your strata manager should send thema bill for cleaning up and damages to common property.  The landlord can then take the money off their bond.  But you'll have to move quickly before the bond is returned because it will then be harder to get money from the owner.
