Hi, I have been presented with an issue in relation to white ant damage in a block of 2 story units built in 1980.
This is what has unfolded:
- In 2014 a large tree in the common yard of the strata was removed due to root invasion and when it was removed it was discovered it was infested with white ants.
- The tree stump was treated at the time to kill the white ant
- It was discovered soon afterwards that there was white ant damage done to the exterior of the lot closest to the tree and this was treated and repaired by the strata
- The owner of this lot is currently undertaking renovations within the lot and white ant damage has been discovered. The white ant damage is located under the floor of the first floor – so between the first floor and ceiling of the ground floor.
My question is, is it the strata’s responsibility to repair the damaged discovered within the lot or is it the lot owners responsibility?
