      We (our strata) had WH&S & asbestos inspections done in March 2013. The resulting reports were received by the SM in April. During our AGM at the end of November, the reports were not produced, but mentioned & the owners told they could request copies if they were interested. To cut a long story short, we (my husband & I) finally managed to obtain a copy this month & a few days later, also received a copy of the work order upon request. Could one or more of you very nice gurus tell me what is wrong with this statement?

        I didn’t know FlatChat was a quiz forum, but there are a number of things that are potentially wrong with the process, including (but to cover my backside) not limited to – that if yours is an entirely residential Plan then the inspections weren’t legally required in the first place, and that if the strata managers have been properly delegated to arrange maintenance and similar activities of the common property then it’s they who are responsible for exercising due-diligence with regard to workplace safety.

        I’m almost afraid to ask, but did I get >50%?

          Nearly Whale. You were right of course; it was a loaded question. The reason I posed it was because I had my own opinion on the subject & wanted to know if others, who are far more knowledgeable than me would have the same, similar or different/additional opinions. My opinion is that not having to do a report does not necessarily negate the need for it & it is well worth doing to protect the visitors, workers (we employ only the SM), residents & our insurance. That was the first point. The second point was, the reports were obtained in April last year & were not distributed at any time, nor were they put on the AGM agenda for discussion, which was at the end of November, in case of maintenance needs arising from them. And, the third point was, having finally obtained the reports in the last couple of weeks, we felt the need to ask for the instructions given to the reporting firm, because it had left out many obvious hazards. Having paid a large sum of money for two very inadequate reports, we will now begin asking questions (supported by photos) as to why those hazards were overlooked & demand a refund; then, lodge a complaint with the OFT due to the serious nature of omitted hazards & our resultant collective liability (insurance would not have been payable) for one or more serious mishaps, serious enough to cause fatality. Had we been able to see & read the reports in time, we would have put them on the AGM agenda & had a detailed discussion on the subject. Need I say more?

                Does anyone know what qualifications are required in a WH&S inspector?

                  A Certificate IV in Workplace Health and Safety, but as a person with relevant experience is essential for strata plan assessments, you shouldn’t go past a Proposal from one of flatChat’s sponsors…….Integrated Building Consultancy

                    Thank you Whale. Unfortunately, we have already engaged a company, which is not Integrated Building Consultancy, although ours too specialise in strata hazards. The reason I wanted to know what an inspector’s qualifications should be is because I want to ask our company a similar question, then compare the answers. After our previous WH&S assessment, it is essential we get someone appropriately qualified (I can’t give details of the previous assessment, suffice it to say, it was a horror story. The man might have been a garbologist for all we know).
