      If the steps are not on the plan I would suggest checking to see if there is a bylaw covering the steps. Even if there is not currently a bylaw, you could put a proposal to the Committee that you would be prepared to pay to have the steps upgraded to the required standard and  for a bylaw covering their future use and maintenance.

        I agree with Flame Tree that you should ask first, especially in relation to the shed. A small shed to you might be a large shed to others, it might be more visible than you think, and it might set a precedence.  The SC could rightfully ask for the size, colour, materials, and location of the shed so that it can be properly considered before approval or rejection.

          Thanks very much Jimmy. I had forgotten the provisions at the end of the model pet bylaws. These should cover this problem.

            Jimmy, I have not yet read the Act but if you are talking about amendments, then surely there should be something about requiring owners to clean up their pet’s mess. This is not really damage, and the smell may not penetrate, but it can be an issue if an owner continually lets there dog out to defecate and it goes on the common property and no one picks up after it.

              I am not sure if what we did was correct, but we just passed a resolution at the next general meeting that the by-laws as adopted at the last AGM be registered within the next 6 months.

              I also found out that the Strata Manager lied in saying the by-laws had been submitted earlier. I looked at the finances and saw when he charged us for lawyer fees for drafting the by-laws (although I don’t know why we needed a lawyer when we adopted the model by-laws) and registration fees.

                We have a similar problem. Our building in NSW unfortunately has planter boxes on each balcony. Some people keep them clean, some have pot plants in them, and some allow a buildup of leaves and weeds in them. It is difficult to inspect them as this requires access through each individual unit.

                If a resident allows their planter box to fill up to such an extent that it impedes water drainage off the balcony and so causes water damage to their unit, is it their responsibility or the owners committee for not cleaning them? We, the committee, have previously circulated notes reminding owners to keep their planter boxes clean, but recently our strata manager said we had to clean them because the balconies and planter boxes are common property. From what Jimmy says I take it as the owners responsibility, but your confirmation/advice would be much appreciated.

                  I lobbied on behalf of our committee to stop the school across the road using a leaf blower every weekday morning from 7:00am to 8:45am. I also encouraged other residents to write. It took over a year but we were finally successful.

                      But how do you get their contact details? I am an owner and sole remaining SC member of a block of 4 in NSW. Two owners recently sold and their units are now tenanted. I asked the SM for the new owners contact details but he said he could not give them to me for privacy reasons.
