      Hi All

Before lodging an insurance claim, you have to consider what caused the damage? Failure of waterproofing on a balcony would be considered repairs and maintenance, membranes usually fail over time (life expectancy).

Generally a claim is activated after an ‘”insurable event” occurs,  for example a burst pipe in the slab causing water damage

You are so correct, the screen doors create two problems. Block or restrict egress and act as a chimney if there is a fire.  The claim that they assist with security is a load of nonsense….. I have attended many strata buildings in NSW, the screen doors are left open…. Swinging in the breeze, How is this considered “added security”?    They are ugly, rarely do they match… And compromise the fire safety of the door frames.

Fire & Rescue NSW do provide some advice on the issue. YES, It is only advice. F & R NSW do note that the security door are an added issue if the occupant is injured, emergency services can’t get into the unit.

          Urbanise

I am a strata manager & use Urbanise everyday. It can be set to allow authorisations on expense levels and number of committee member approvals. It doesn’t automatically allow approval of certain invoices (i.e. power, water etc)   I would recommend you as a committee member approve all invoices. It is a very simple one click process to approve invoices.
