        Why combine two Titles in Strata? For one thing, Centrelink considers the second Title an Asset, and that means I am over the Asset limit for the Age Pension!

        I have two Titles for my Villa home in Southern Sydney.  The second Title is on the Garage. Our Strata Plan covers eleven Villas.  My two bedroom Villa is the only property with two Titles.
        I am not interested in selling, leasing, or starting a business in my garage.
        How do I get rid of the second Title?

          You may have noticed from other posts that I am now a card carrying Strata owner so you have given me important suggestions to add to the Agenda items for my first AGM.

            Your EC could be like mine where an email is not considered to be “written”.  I thought I had been providing a written request via email for renovations to my villa, but I had to send a letter printed on paper and signed in ink before my requests were considered.

              I know from my recent purchase in Strata that as a buyer I did a Strata Search and fees and any Special Levies, including planned Special Levies are clearly shown. 

              Your Conveyancer is the best person to advise you but I believe that until Settlement, you pay your share of Council Rates, etc., after that all costs are the responsibility of the new owner.

                My villa was built in 1974 and the Building Inspection pre-purchase said that considering the age it was in good shape.  Of course there are some small problems, but with high ceilings, a big yard with plenty of grass and plants that I do not have to worry about, great area with good transport and facilities, I am very happy.

                I have applied to solar panels and seeing as several villa's in the Strata already have them I am not expecting any problems. I am also waiting for the EC to meet to discuss the other repairs, but I have had good advice from the Strata Manager about what belongs to me and what belongs to the Owners.

                  The Acting Secretary of my Strata told me that the tiles on the shower floor belong to the Owners but the walls are the owner responsibility.

                  I have “drummy” tiles on the bathroom and kitchen floor, cracked tiles and breaks in the grout of the tiles on the floor of the shower recess and breaks in the grout around the tiles on the wall of the shower recess.

                  I am still waiting for the Executive Committee to meet and decide what will happen about the list of repairs needed that showed up in my pre-purchase Building Inspection.

                  I also have a possible leaking pipe between the shower and laundry wall so after replacing the shower head, will test again for moisture.  That is on my list to be discussed with the EC.
