In our building, we are ruled by an 80 year old woman for the last 12 years. She does attend to many of the duties in the building BUT she makes sure that she has the beautiful garden, her unit has been upgraded, new carpets, possible a new kitchen, the committee meetings have been held in her unit for the 15 years and she rules the building with a cast iron fist.

She has put a big item through without it going to the committee. We have just had a vote on strata fees. This woman has forced the fees up 50%.

We  beat her at the last A.G.M as one unit holder is very high up in the banking system, put forward a paper to prove that the fees were far too high. He is selling up now, as everyone is so fed up with the blocking from a few on the committee, and the absolute support of the Strata.

Of course they love all the very big projects as they make a lot of money out of these projects that they suggest. In our agreement with strata, they  have legal rights to the commission.

Half the residents in the building, are now putting up with this woman destroying any garden of any person that criticizes her. She has literally cut back these areas and they are dying.   What can we do legally?
