    Units in our townhouse complex have pebblecrete courtyards.  One of the courtyards has developed cracks.  We engaged an engineer and the slab is sound.  He recommended raking out and filling the cracks but highlighted that it would not match the pebblecrete.  Other units have tiled over their courtyards at their expense and the owner of the lot with the cracks does not want to have the cracks filled but instead wants the Owners Corp to pay to tile his courtyard.  Where do we stand with our responsibility to maintain and repair common property?  Does filling the cracks suffice?  The complex is 35 years old and matching the existing pebblecrete may not be possible.
