      Hello, I lived in our unit for 6 years. I now rent it out. I am still active on the owners corporation. Recently it became apparent that I am now being deliberately left out of owners corporation emails, by corporation members that live in the building. These emails that I am left out of are around use of common areas and maintenance of the building, and involve financial decisions. 

      I do not have a good relationship with one particular owner/occupier. In short this is why I ended up moving out. The situation had become unbearable. He is deliberately leaving me out of correspondence and saying I don’t need to be included as I ‘don’t live there’.

      My question is can owner/occupiers deliberately leave out owners corporation members, turned investors, just because they no longer live there? We do have a strata manager, and he conciously re adds me to email trails, which I appreciate. What can I do?

        When you say you are still “active on the owners corporation”, do you mean you are on the committee?

        If so, then you shouldn’t be left out of communications and the easiest way to resolve that is to put a motion on the agenda of the next meeting that all committee members must be copied in on all committee communications.

        If you aren’t on the committee it’s a bit tougher – non-members don’t normally see all the communications except by request – but you could do exactly the same thing. 

        Put a motion to the committee asking to be included in communications and then your nemesis will have to publicly justify why you should be excluded.

        Even then, as a general principle, every owner is entitled to see every scrap of strata communications, if they so desire – although in many cases, that is done after the matter.

        PLEASE ... If your property is not in NSW, mention its location (state). Don't identify companies or individuals by name. Don't mention or promote your company or services.
