      I am a long term owner / resident involved in a dispute with a tenant who is making my life miserable in our strata of 32 units. In effect I am being bullied and harassed. My stance in the dispute is correct in terms of the Strata Titles Act; the tenant, however, is on the wrong side of the law. 

      It's a very unfair situation and I don't know what to do. Can a landlord be held responsible for their tenant's bad behaviour in an instance like this? Should I approach the tenant's landlord? Should I suggest the landlord and I meet, perhaps with the landlord's solicitor present? Would it be ethical for me to ask the landlord to replace the tenant?

      The tenant has refused mediation, the Executive Committee won't help (and is negligent when it comes to ensuring compliance with the Act in many areas, including properly maintaining common property. But that's beside the point, perhaps.)

      Any suggestions appreciated, please.

    PLEASE ... If your property is not in NSW, mention its location (state). Don't identify companies or individuals by name. Don't mention or promote your company or services. Keep acronyms and initials to a minimum.
