At what level does a lot owner need to obtain permission from the OC to undertake renovations. Obviously something like a small paint job does not need approval but at the other end of the scale is jobs like bathroom renovations.

Is there anythin in the Act or can some advise where there is some guidance on this issue?

Have a look at this recent correspondence HERE.

There are some restrictions in the strata Act but really, your by-laws are the most likely place to find detailed restriction on what can and can't be done in your building. And remember, this is YOUR by-laws, not the standard model by-laws or any others for any other building.

PLEASE ... If your property is not in NSW, mention its location (state). Don't identify companies or individuals by name. Don't mention or promote your company or services. Keep acronyms and initials to a minimum. Please, don’t use “quote” unless there is a specific point to which you wish to refer, then highlight (define) that specific passage before you click on "quote". Otherwise just use reply. THANKS.
